Agent FAQs
How much will it cost me to auction my client’s property?
Your clients are only responsible for the fees they agreed to with you in your listing agreement. You should expect a fee of (2 to 3%) because your client will not be paying a buyer’s agent co-broke fee! We ask your selling client for no money… to auction off their property to the highest bidder!
With Jenkins Real Estate Auctions LLC, there is no additional sales commission charged to the seller.
In real estate auctions, the winning bidder pays a portion of the fees and we use those fees when selling your clients property.
This will allow our approved agents to lower their listing fees with their client when most all other agents are not able to do so!
So you and your clients pay’s nothing and we don’t profit until your client’s home sells.
What types of properties do you auction?
We auction all types of real estate. From: Residential, Commercial and Land.
How long will it take to auction my client’s property?
From start to finish, the average timeline for a Jenkins Real Estate Auction Marketing & Online Auction Campaign is 5 to 6 weeks. We devote the first 4 weeks reaching out to the right bidders through research, planning, promotion, and exposure and working with buyer’s agents. Bidding commences in the final week.
We put your clients in control by letting them set a minimum home selling price that they will accept and give them the total right to accept or reject any offer at any time…during the open bidding auction campaign.
This has been helping properties sell on average of only 8 days!
If their minimum price is not accepted… then they do not have to sell their home and owe us nothing.
All homes are sold “as-is” with no contingencies.
The winning bidder pays a non-refundable earnest deposit and if after going into contract, backs out for any reason then they may forfeit the earnest deposit to the seller.
After the close of the auction, the buyer has up to 30 days to close escrow on the property. Bidders agree to a “time is of the essence” clause in the contract.
Do home sellers need a real estate agent?
Yes. Home sellers require a licensed brokerage/agent. That is where you come in. Our hybrid home selling and marketing program allows us to offer sellers and buyers a professional agent to hire to help guide them through the close of escrow.
Why should I choose a hybrid auction instead of selling traditionally?
You don’t have to. At Jenkins Real Estate Auctions we realize that not every property or property owners qualify for an auction home selling program.
But… we are aware that most home sellers want to sell their home at the highest price, make no repairs, sell in the shortest amount of time, and want to transition to their next property stress free.
We see our new hybrid home selling program doing exactly what they expect when selling their home by offering the best of both traditional and the auction way of selling a property.
When combining the two selling programs together, will help our clients get exactly what they expect!
We offer homeowners and potential bidders/buyers, agents who are professionally experienced and trained and our approved agents will go over our new hybrid home selling program with their customers and let them decide which program they feel will be the best for them.
We do not care if they choose the traditional way or hybrid way of selling their property, as long as they choose you as their preferred agent and this new home selling program was designed to get you the listing appointment then your customers can decide.
